Guide to Residential Conveyancing Charges

We always aim to provide a competitive service in terms of cost whilst ensuring that we maintain a high quality, personalised service for all our clients – whether new or returning clients.

The amount you will pay your legal adviser on a conveyancing transaction will normally depend on many factors including the property:-

•   value
•   type – freehold or leasehold
•   location ie some local authority searches may be more expensive
•   funding ie whether there is a mortgage.

You can use this guide to see what our residential conveyancing fees should be for a property up to a value of £500,000.00

Each transaction is different and the following is a guide to what our fees should be and we recommend you contact us for a specific fixed quote based on all the circumstances of your particular case

Other legal advisers – compare like with like?
All our residential conveyancing work is undertaken or directly supervised by one of our partners. You will not be dealing with an unqualified person in a call centre!

You may be told that their recommended legal advisers will deal always with the matters more quickly than anyone else - but that is not the case. Many delays in a transaction or related to things outside the legal adviser’s control such as delays in getting mortgage offers or getting search results. Those would be the same of all advisers

In addition, some estate agents and lenders recommend using legal advisers who are not local to you – this makes it difficult to speak to the adviser face to face and checking details.

The total cost of your transaction is split into 2 main parts:

•    The legal fees that your legal adviser will charge you (plus VAT)
•    The disbursements which must be paid out on your behalf.

The disbursements include searches and registration fees. The prices of these are not set by us – they are set by, for example the Land Registry or HM Revenue and Customs. These figures will be the same whoever you choose to undertake work for you – please make sure that the quotations your receive compare “like for like” to avoid any nasty surprises later on

•    Our fees are subject to VAT at the standard rate
•   This guide assumes the property is already registered with Title Absolute at the Land Registry and that the property will be your only property for your own residential use.


Sale of a freehold property (not Chalet Park Property -see below)
•  Our legal fees £525 - £1200
•  Our fees for arranging the funds transfer £35 per transfer
•  Registered title copy £6 (+ any extra docs referred to in the title)
•  Total VAT on our fees £111 - £240

Purchase of a freehold property (for Chalet Park's - see below)
•   Our legal fees £525 - £1200
•   Our fees for arranging the funds transfer £35
•   Our fees re your HMRC return for Stamp Duty Land Tax £75
•   Lawyer Checker report fee £10
•   VAT on our fees £144 - £240

In addition, especially if you are buying the property with the assistance of a mortgage then there will be search fees to be paid out (in the region of £175.00 – dependent on property price and location)., Land Registry Registration search/registration fees and Stamp Duty Land Tax may also be payable. These depend on the value of the property – please ask us for a specific quotation for those sums

Purchase of a leasehold property (for Chalet Park's see below)
The purchase of a leasehold property can be more involved and you will have to pay extra charges to the freehold owner/management company. We have no control over those items which will vary with each property.

•   Our legal fees £625 - £1300
•   Our fees for arranging the funds transfer £35 per transfer
•   Our fees re your HMRC return for Stamp Duty Land Tax £75
•   Lawyer Checker report fee £10
•   VAT on our fees £204 - £260

In addition, especially if you are buying the property with the assistance of a mortgage then there will be search fees to be paid out (in the region of £175.00 – dependent on property price and location)., Land Registry Registration search/registration fees and Stamp Duty Land Tax may also be payable. These depend on the value of the property – please ask us for a specific quotation for those sums

Remortgage of a property (value of property up to £500,000)
• Our legal fees £295
• Our fees for arranging the funds transfer £35 per transfer
• Registered title copy £6 (+ any extra docs referred to in the title)
• Total VAT on our fees £70 - £91

In addition, there will be a “no search insurance policy” which, depending on the value of the property, would normally be between £40 and £60 - which many lenders will accept instead of a full search. if your lender requires a full search to be undertaken then search fees will be in the region of £175.00 (dependent on property value and location), Land Registry Registration search/registration fees and Stamp Duty Land Tax may also be payable. These depend on the value of the property – please ask us for a specific quotation for those sums

**Chalet Park and Broads Mooring Plot properties
The charges for some transactions - for example a sale or purchase of a “Chalet Park” property - will be different to those in this guide and will depend upon the particular Chalet Park where the property is situated and you may have to pay extra charges to the freehold owner/management company. We have no control over those items which will vary with each property.

The following is a general guide for such Chalet Park transactions up to a value of £40,000:

•    Legal fees £275 - £425
•    Our fees for arranging the funds transfer £35 per transfer
•    Lawyer Checker report fee £10
•    VAT on our fees £61-£76

In most cases involving Chalet Park properties clients are buying without the assistance of a mortgage and so opt not to have formal searches undertaken. Depending on whether this is a sale or a purchase there will be Land Registry fees to be paid, normally depending on the value of the property, but there will be fees to be paid to the
